Who Is Eligible for Rumah Selangorku?
Rumah Selangorku is a housing scheme
designed to support the low-income and middle-income citizens of Selangor. That
focus means that certain conditions must be met to be eligible for the scheme,
which are as follows:
- Over 18 years of age
- Malaysian citizen
- Resident of Selangor
- Must not already own a property
- Maximum household income of RM10,000
- One application per household
- Single applicants with dependents may apply
- Minimum income for application Rumah Selangorku type B, C dan D
fixed at RM3001.00 per month.
- Not more RM3000.00 for application Rumah Selangorku type A.
- If the household income is not more than RM3,000 per month,
still can consider options B, and C, or D. But for income more than RM
3,001 per month, option A is not permissible.
- Only for a stay not for rent.
- Not allowed to sell back for 5 years.
- Each application is only valid for 2 years. Need to reapply
again after 2 years.
What Properties Do Rumah Selangorku
Apply To?
Rumah Selangorku is a scheme that promotes
a variety of unit types, depending on your preference and income levels.
It’s split into categories A, B, C, D, and
E homes, with different eligibility criteria depending on an applicant’s
household income:
- Type A: Maximum RM3,000/month (household income)
- Type B, C, D, E: Maximum RM3,001 – RM10,000/month (household
income)

**Townhouses under this scheme are
allocated two (2) owners per one lot/block of a townhouse.
RUMAWIP
What are the criteria for RUMAWIP
applicants?
RUMAWIP applicants must be Malaysian
citizens at least 18 years old. Priorities are granted for those who:

were born,
·
work,
·
or live in any Federal
Territories upon the application, especially those who do not own any property
in the Federal Territories area.
On top of that, retirees are also eligible
for RUMAWIP but are subject to the terms and conditions from time to time.
What is the income eligibility for
RUMAWIP?

Individual income no more than
RM10,000 per month.
·
Married couples’ income is no
more than RM15,000 per month.
·
Only one offer of RUMAWIP per
household.
How many affordable housing categories
are there?
RUMAWIP offers three categories of
affordable housing:

studio or one room
·
two rooms
·
and three rooms with strata
title ownership.
What are the property types and prices?
There are three types of properties:
Low-priced house
·
Built-up: 700 sf
·
Price: RM 63, 000 (KL and
Putrajaya), RM 52, 000 (Labuan)
Medium low-priced house
·
Built-up: 800 sf
·
Price: RM 63, 001 – RM 150, 000
Medium-priced house
·
Built-up: 650 sf
·
Price: RM 150, 001-RM 300,000
Nevertheless, a 10-year moratorium is
imposed where the purchased house cannot be transferred or sold to a new owner
without the government’s permission, unless to the closest family members or
heirs like spouses or children ONLY. This move is to deter property speculators
and ensure RUMAWIP goes only to those who need it.
Are the units selling below the market
price?
YES, RUMAWIP units sell below the market
price. The RM300,000 units typically have three bedrooms, two bathrooms, and a
parking space. On top of that, they have equipped facilities such as a swimming
pool, gymnasium, BBQ deck & sports courts. All these are built with the
home buyer’s living comfort in mind.
Can I rent out my RUMAWIP unit?
RUMAWIP owners have the flexibility to rent
out their properties to a third party subject to certain terms & conditions:
You can rent out your units to local tenants ONLY.
What happens if I withdraw from the
application?
The applicant will no longer be eligible
for RUMAWIP if he drops any application for the program. This is because the
application is based on a ‘one-time off’ basis. Any withdrawal of the
application will result in no more submission in the future.
